Blackpool Coastal Housing is committed to ensuring all of our properties are safe, secure and well maintained. Living in hazardous conditions can impact your health and wellbeing and it is important that social housing tenants know their rights, and how to let us know when we need to make things right.

Awaab's Law

In October 2025, Awaab's Law came into effect to help make things right more quickly, by setting strict timeframes that all social housing landlords must follow when responding to issues:

  • Emergency hazards (e.g. dangerous electrical faults, damaged external doors or windows and major leaks) must be investigated and made safe within 24 hours.
  • Significant damp and mould hazards must be investigated within 10 working days and then must be made safe within 5 working days following this.

If you have an issue with your home, particularly if you think it might pose a risk to your health and safety, report it to us immediately. You can do this by contacting our dedicated Repairs Hotline by emailing repairs@bch.co.uk or by calling 01253 477900 (select option 2). You can also use your Self-Service Portal via MyBCH

Making things right

We understand that things can and do go wrong and when they do we want you to tell us. If you have reported an issue and it hasn't been sorted, or you are not happy with the outcome, you can use our complaints service. 

We will approach each complaint in an open and fair way and try to provide you with an appropriate and reasonable resolution.
