• Kitchen fittings, worktops and cupboards
• Electrical wiring including sockets and switches
• The roof including chimney and chimney stacks
• Drains, gutters and external pipework
• External walls, doors and windows
• Door entry systems (intercoms that have been fitted by us)
• External paths, steps and fences
• Internal walls, doors and floor
• The communal digital TV aerial system (IRS)

Blackpool Coastal Housing are generally responsible for structural repairs to council properties, for repairs to essential supplies (water, gas, electricity etc.) or any repairs where they may be a risk to health or safety. Where the damage has been caused by the resident they may be asked to pay for the repairs.

As the tenant of the property, you are responsible for the following repairs:

• Anything that you have provided personally, including such items as fires, cookers, fridges and washing machines
• Adjusting or replacing doors when you fit or remove carpets/wooden flooring
• Internal decoration of your home - it is your responsibility to maintain the interior decoration to a reasonable standard
• Replacing light bulbs, fuses and plugs
• Maintaining gardens, garden sheds and the general tidiness of gardens
• TV aerials unless they are communal (IRS) and you do need permission to install new aerials
• Anything to do with your own telephone installation
• Replacing toilet seats, and replacing any plugs or chains in your bath, sink or wash basin
• Replacing any door keys
• Where a property requires repair as the result of damage or negligence caused by the tenant, Blackpool Coastal Housing will charge for the cost of work to rectify the problem
