Planned Repairs
Blackpool Coastal Housing carry out planned improvement and refurbishment works on our properties that comprise of the following:
  • Kitchen refurbishment - including choices of kitchen units, work surfaces, ceramic wall tiles, vinyl floor covering and re-decoration.
  • Bathroom refurbishment - includes a choice of finishes to bath panels and wc seats, fully tile walls, vinyl floor covering and re-decoration.
  • Renewal of heating systems - includes for the provision of an 'A' rated boiler, focal point electric fire and a heated towel rail in the bathroom.
  • Upgrading electrical system - includes for the provision of additional sockets in all rooms, a new consumer unit and provision of extraction units or whole house ventilation system.
  • Re-roofing and rendering - includes replacement of fascia boards and rainwater goods, choice of colours for render and roof covering, additional insulation and choice of GRP canopy above the front door.
  • Window and door renewals - includes multi-point locking for additional security.
  • Environmental works - incorporating security fencing, re-surfacing of paths and security lighting.

We will advise when the work is due to commence, and we will consult with our customers before we undertake any work. As part of the consultation process we will hold Open Days for tenants and leaseholders to discuss the extent of the works. Tenants will also be able to make choices on styles and colours where appropriate.

In addition to the above, we carry out Cyclical maintenance that includes a 6 yearly painting programme which covers the re-decoration of external wood and metal surfaces, maintenance of gutters and rainwater pipes, external repairs to doors and windows and the re-decoration of the communal areas within blocks of flats.

A new or existing tenant may be eligible for a decoration or disturbance allowance where the Blackpool Coastal Housing need to carry out major repairs or redecoration work to a property whilst the tenant is still living there.

Property Adaptations

An adaptation is an alteration designed to help you or a member of your family live independently if you have difficulty accessing or moving around in your home. The assistance available can range from minor pieces of equipment like a handrail to help you move around your home or get in and out of the bath to major works such as a stairlift or walk in shower.

Stock Condition Surveys
Our Property Services Division have extensive experience in conducting stock condition surveys on a variety of different types of housing. We survey properties to establish future maintenance requirements, both in the long and short term in line with the Decent Homes Standard.

What is the Decent Homes Standard
A Decent Home is one which is wind and weather tight, warm and has modern facilities.

A Decent Home meets the following four criteria;
                a. It meets the current statutory minimum standard for housing
                b. It is in a reasonable state of repair
                c. It has reasonably modern facilities and services
                d. It provides a reasonable degree of thermal comfort

Partnering Charter
Blackpool Coastal Housing are currently developing a new Partnering Charter with our new contractors which will identify our aims for the delivery of our Decent Homes works.
